Post-Removal Reinstatement Survey in Walsall

Once spray foam has been stripped out, the roof needs a proper look before anything goes back. We inspect the timbers, membrane and ventilation and tell you exactly what's needed.

Removing spray foam is only half the job. Whatever the foam was hiding — damp timbers, a perished membrane, blocked ventilation, or simply nothing at all beyond bare boards — needs identifying properly before you decide what insulation and repairs to reinstate. That's what a post-removal reinstatement survey is for, and it's a step we'd genuinely recommend even if you're having the removal done by someone else.

Why this survey matters so much after foam removal

Spray foam bonds tightly to roof timbers and the underside of the roof covering, and for years it can trap moisture against timber that would otherwise have dried out naturally. Once the foam's gone, that's the moment to find out what condition things are really in — not months later when a smell, a stain, or a survey for a house sale brings it up again.

What we check

We inspect the roof timbers for damp, rot and decay, assess whether the roofing membrane underneath the tiles or slates is still intact and doing its job, and check that ventilation at the eaves and ridge is unblocked and adequate. Where foam has been removed as part of a spray foam removal and reinstatement job, this survey is the bridge between the two — confirming exactly what state the roof is in before new insulation goes back.

Why this often follows a mortgage or sale issue

A lot of people come to us because a lender or a buyer's surveyor raised spray foam as a problem during a house sale or remortgage. Once the foam is out, this survey provides the documentation that shows the underlying roof has been properly assessed — which is usually exactly what the lender or surveyor wanted to see in the first place.

The written report you get

You get a clear written report covering the timber condition, membrane condition, and ventilation, plus our recommendation for what insulation and any repairs should go back and in what order. It's written in a format suitable for surveyors and lenders, not just for your own reference, and it's ICO registered work throughout.
