Condensation Control in Walsall

Streaming windows and black mould are symptoms, not the problem. We diagnose the real cause — ventilation, insulation or trapped moisture — and fix that instead.

Condensation problems get treated the wrong way round more often than almost anything else in a home. Someone sees black mould in a corner or on a loft timber, wipes it with bleach, and it comes back within weeks — because the mould was never the actual problem. It's just where trapped moisture happened to land. Treat the symptom and ignore the cause, and you'll be back to square one every few months.

Where condensation actually comes from

Every home produces moisture constantly — cooking, showering, drying washing, even breathing overnight. That moisture needs somewhere to go. When ventilation is blocked, insulation is patchy, or warm moist air meets a cold surface, the water in the air condenses out as liquid, and that's when you see streaming windows, damp patches, or mould starting to grow.

The three things we check

We look at ventilation first — are extractor fans working and used, are eaves vents blocked by insulation pushed too far into the corners, is there enough general airflow through the loft or the room in question. Then insulation — is a cold surface (a wall, a loft timber, a ceiling) creating the cold spot where moisture condenses. And finally moisture sources — is something specific, like an unvented tumble dryer or a leak, adding more water into the air than the room can cope with.

Why lofts are a common culprit

A loft with insulation pushed right into the eaves blocks the ventilation gap that's supposed to let moist air escape. The result is exactly the kind of black mould on timbers and roofing felt that gets people worried about their roof's structural health, when the real fix is often just clearing the eaves and making sure air can move properly — something we check as standard on every loft insulation survey.

A plan, not just a treatment

Once we know the actual cause, we give you a clear written plan: what needs fixing, in what order, and what it would cost. Sometimes that's as simple as clearing blocked eaves vents. Sometimes it's topping up thin insulation, or addressing an unvented appliance. We won't sell you insulation if ventilation is the real issue, and we won't ignore ventilation if insulation is genuinely the problem.

If mould or condensation keeps coming back no matter what you clean it with, the cause hasn't been dealt with yet. Book a free survey and we'll find it.

What Our Customers Say

Trusted by homeowners across Walsall — here's what they have to say.

"We'd painted over mould in the loft twice and it kept coming back. Turned out the eaves vents were completely blocked by insulation — obvious once they pointed it out."
Gary InstoneDelves
"Streaming windows every morning for years. They found our extractor fan wasn't ducted outside properly at all."
Priya ChauhanChuckery
"Honest about what was actually needed — didn't try to sell us a full insulation job when clearing the vents fixed it."
