Here's something a lot of people don't realise: a roof needs to breathe. Warm, moist air is always rising up through your house into the loft — from cooking, showers, drying washing, just living. If that air can escape, no problem. If it can't, it hits the cold underside of the roof, turns to water, and starts causing damp, mould and rot. A roof that can't breathe quietly sweats itself into trouble.

Restoring proper ventilation is one of the most important — and most overlooked — things you can do for the health of your roof. We clear blocked airflow and fit the right vents so moisture gets out and your timbers stay dry. Here's why it matters and how we sort it.

What goes wrong when a roof can't breathe

When airflow is blocked, that trapped damp air causes a chain of problems in the loft:

  • Condensation — droplets forming on the underside of the roof and on the timbers, sometimes bad enough to look like a leak.
  • Mould — black spotting on the rafters, the felt and anything stored up there.
  • Damp insulation — wet insulation stops working, so your house gets colder and your bills go up.
  • Rot — the big one. Constantly damp timber eventually rots, which is a serious and costly repair.

The frustrating thing is that people often blame a leak and go looking for missing tiles, when the real culprit is condensation from poor ventilation. Fixing the airflow deals with the actual cause.

The most common cause: blocked eaves

Nine times out of ten around Walsall, the trouble starts at the eaves — the low edge of the roof where it meets the walls. That's where fresh air is meant to come in. But it's also exactly where insulation gets stuffed too far, pushed right into the gap and sealing it shut. Good intentions, poor result: the loft can no longer draw air.

We clear those eaves gaps and, where needed, fit eaves vents or trays to keep a permanent clear path for air. It's often a simple fix that makes a dramatic difference — and it's why we're so careful to keep the eaves clear whenever we fit loft insulation ourselves.

The vents we fit

Good ventilation works on a simple principle: air needs to get in low and out high, so it flows right through and carries the moisture with it. Depending on your roof, we fit the right combination:

Soffit and eaves vents

These let fresh air in at the bottom edge of the roof. Round vents or continuous strips in the soffit boards, or vent trays at the eaves, keep that all-important low-level airflow open.

Tile, slate and ridge vents

These let the warm, moist air out higher up. Discreet tile or slate vents blend into the roof, while ridge ventilation along the very top lets the stalest, dampest air escape where it collects. Together with the eaves vents, they create a proper through-draught.

Ventilation and spray foam

This is a big one for us as spray foam specialists. Sprayed onto the underside of a roof, foam seals it up completely and stops it breathing — which is a major reason it causes condensation and worries mortgage lenders. After we carry out spray foam removal, restoring proper ventilation is essential to get the roof healthy again and keep it that way.

It goes hand in hand with a roof timber inspection too — we check the condition of the timbers and then make sure the airflow will keep them dry from now on.

A dry, healthy roof for years to come

Getting ventilation right isn't a big, disruptive job, but it protects one of the most expensive parts of your house. Once the air is moving properly, condensation clears, mould stops growing back, insulation stays dry and effective, and your timbers are protected for the long term.

Our own team does the work, we carry £5m public liability insurance, and we back it with a 10-year guarantee. If you've got condensation, mould or a musty loft — or you've just had spray foam removed — let us take a look and get your roof breathing again.
